When Juanita and Forbes Creeks Rise
What happens in Kirkland's creek basins during long rains, and where water reaches homes.
KIRKLAND NEIGHBORHOOD · JUANITA
Creek water in the garage, a damp crawl space or a leak under the kitchen sink: get standing water out and drying started.
Juanita wraps around Juanita Bay at the north end of Kirkland's shoreline. Juanita Creek runs about five miles before reaching the bay at Juanita Beach Park, and Forbes Creek, which drains roughly a quarter of the city, empties into the same bay nearby. South Juanita joined Kirkland in 1988 and North Juanita in 2011. Being at the bottom of two creek basins and beside the lake means water arrives from above and sits close below. Lower levels and crawl spaces in low-lying parts of the neighborhood feel the rainy season first.

Juanita has single-family homes from several decades, apartments and condos along the main corridors, and some newer infill. Many older houses sit over crawl spaces; others have basements or ground-floor rooms close to grade. In both, a long wet spell can raise moisture under the floor before anything shows upstairs.
Water damage here usually falls under water extraction, basements & crawl spaces, kitchens, baths & laundry, ceilings & upper floors or drying & repairs. One Kirkland number covers all five.

Call (425) 437-2143If a Juanita crawl space has water in it after a storm, pumping it out is only the start. Drying under the house is what keeps the floor above sound.

Living close to the lake: dampness that isn't a leak.
