Hillside Lots and Water at the Uphill Wall
How runoff on a slope ends up inside a lower level.
KIRKLAND NEIGHBORHOOD · FINN HILL
Water seeping into a daylight basement or pooling against the uphill wall? Get it extracted and dried before it soaks the framing.
Finn Hill rises above the northeast shore of Lake Washington, and it became part of Kirkland on June 1, 2011, along with North Juanita and Kingsgate. It's a neighborhood of slopes and big trees, with Big Finn Hill Park at its center and many homes built to catch a view of the water. That terrain shapes its water damage. Rain running down the hill collects against the uphill walls of houses, and lower levels built into the slope take on seepage after long storms. In December 2010 the city monitored flooding of homes along Billy Creek, a tributary of Juanita Creek that runs through the area.

Finn Hill's housing is a mix of older homes from before annexation, split-levels and daylight basements cut into the slope, and newer view homes with large windows and finished lower floors. Daylight basements are the common thread: one side opens to the downhill view, the other is buried in the hillside, and that buried wall is where water shows up first.
Water damage here usually falls under water extraction, basements & crawl spaces, kitchens, baths & laundry, ceilings & upper floors or drying & repairs. One Kirkland number covers all five.

Call (425) 437-2143On a slope, water rarely shows up where it started. A damp carpet on the lower level often traces back to runoff along the uphill wall or a gutter that overflowed above it.
